Manageable ecological impacts with landscape enhancement.

Ecology & Environment

  • The site itself is not designated for ecological value.
  • Adjacent hedgerow forms part of a Strategic Green Infrastructure corridor.
  • Development would retain, buffer and enhance this feature.
  • Biodiversity Net Gain to be delivered in accordance with policy.
  • No Flood Zone 3 constraint identified in the report.
Initial ecological position

Ecological impacts are considered manageable, subject to a Preliminary Ecological Appraisal and proportionate mitigation.

Landscape & SuDS Strategy

The concept design incorporates landscape buffers, native planting, pond/SuDS infrastructure and a children's play area. The farm shop concept places a biodiverse green roof and pondside terrace at the heart of the visitor amenity, combining rainwater management, ecology and identity.

The visitor amenity strategy includes farm-to-table retail, bakery, bistro and local butcher/deli offer; a curved frontage facing arrival; a lower terrace fronting the pond; a biodiverse green roof to soften building mass and improve ecology; a pond/SuDS feature supporting rainwater management; and a community-focused landscape setting.

Sustainable Design

The hotel design language includes local larch timber cladding, dark metal accents, low-E glazing, biodiverse roof zones, solar PV, GSHP/plant strategy and a resilient high-performance envelope. The wider infrastructure concept also incorporates solar canopy, battery storage, sustainable drainage and green buffers.
