The concept is designed as a destination-scale motorway service development combining fuel and charging infrastructure with commercial uses that support driver dwell time. The planning report explicitly positions food, beverage, convenience retail and associated services as functionally important to the operation and viability of large-scale EV charging.

The visitor amenity strategy includes farm-to-table retail, bakery, bistro and a local butcher/deli offer. The curved frontage faces arrival while the lower terrace fronts the pond. A biodiverse green roof softens building mass and improves ecology, while the pond/SuDS feature supports rainwater management and creates a distinctive setting.
The concept also includes a children's play area and community-focused landscape setting.
